First I hope everyone had a fabulous new years and that we'll all be blessed with joy and prosperity in 2011. Now the screw up. On 12/27/2010 I posted that the numbers were in and they were ugly, I was wrong. The statistics I was given by MLS were for homes and condos that were both listed and sold in 2010, and the figures were correct but wrong. When I pulled up the year by year comparison for The Anchorage real estate market it was totally different. When a year by year comparison is done you have to include all the homes that were listed and pended on December 31st that carry into the next year. If you don't it totally skewers the numbers. All that real estate that closed in 2010 but was listed in 2009 has to be mentioned. If we take the numbers on a year by year comparison correctly we find that 2249 homes sold in 2009 in the Anchorage real estate market and 2114 sold in the same market in 2010 for a decline of 6%. For the condominium market it's not bad at all. In the Anchorage real estate market (this includes eagle river, chugiach, bird, indian) for 2009 916 sold and for 2010 908 sold for a decline of 1%. These are the accurate figures for a year to year comparison and I apologize for the mistake. I have said all along we have a healthy market that's the envy of the lower 48 and this proves it.
